Terms & Conditions

Welcome to our website. If you either access and continue to use, browse this website or/and make a booking you are agreeing to comply with and be bound by the following terms and conditions of use, which together with our privacy policy govern B & D Cleaning Services Ltd.’ s relationship with you in relation to this website. If you disagree with any part of these terms and conditions, please do not access this website.


The term ‘B & D Cleaning Services Ltd.’ or ‘we’ or ‘us’ refers to the owners of the company and website whose registered office is 27 Gloucester Road, London WC1N 3AX. Our company registration number is 08356414- Registered in England,Company is trading under name B & D Cleaning.

The term ‘Client’ or ‘Customer’ means the person, firm or corporate body together with any subsidiary or associated company as defined by the Companies Act 1985 to whom the cleaning services are supplied by the Company.

The term  ‘service’ means the services carried out on behalf the B & D Cleaning Services Ltd.   

The use of this website is subject to the following terms of use:

1. Privacy policy

1.1 In general - This privacy policy sets out how we use and protect any information that you give to us when you use this website. We are committed to ensure that your privacy is protected.

1.2 What do we do with the informations - we may use the informations we gather for:

1.2a Promotional emails - We may periodically send you promotional emails about our cleaning services, special offers or other information which we think you may find interesting using the email address which you have provided.

1.2b Market research - From time to time, we may also use your information to contact you for market research purposes. We may contact you by email, phone, fax or mail. We may use the information to customise the website according to your interests.

1.3 Cookies - A cookie is a small file which asks permission to be placed on your computer's hard drive. Once you agree, the file is added and the cookie helps analyse web traffic or lets you know when you visit a particular site. Cookies allow web applications to respond to you as an individual. The web application can tailor its operations to your needs, likes and dislikes by gathering and remembering information about your preferences.


2.1 Electricity, water, waste water facility - Customer agrees to supply all power, water, waste water facility (not related to chewing removal/grafitti removal) for the works to be carried out, failure to supply this may result in a cancellation fee of £40 to cover loss of work, which will then have to be rescheduled at a later date.

2.2 Parking - Customer is requested to provide a suitable parking space for our vehicles within close to the property and to cover any parking/congestion expenses if applicable.

2.3 Access to the property - If customer fails to provide access to the property is subject to a £40 to cover loss of work, which will then have to be rescheduled at a later date.

2.4 Alarm - We are not responsible for any alarms triggered during our cleaning services. The customer must provides us with full instructions for disabling or resetting any alarm systems on the premises.


3.1 Our equipment - In most of the cases we will provide all cleaning materials, chemicals and cleaning machines to perform the work speciffied by the client in professional manner using every care to accomplish a satisfactory level of service.

3.1.a Our equipment and use - The Customer must not use, move or otherwise interfere with our cleaning machines, cleaning materials and chemicals stored at the Premises, save in accordance with the express written instructions of the B & D Cleaning services Ltd. 

3.1b Damage and loss - Save to the extent caused by the actions or omissions of the B & D Cleaning Services Ltd. or its personnel, the Customer will be responsible for all damage to and loss of our cleaning materials, chemicals and cleaning machines  whilst they are at the Premises.

3.2 Customer's equipment - If required we may agree to offer our services with using customer´s cleaning machines, cleaning materials and chemicals only.

3.2a Customer's equipment and use - We will only use such cleaning materials, chemicals and cleaning machines  for the purpose of providing the Services.

3.2b Customer must provide safe Equipment in working order - The Customer will ensure that all such cleaning materials, chemicals and cleaning machines are safe, in good working order, and suitable for use in connection with the Services.


4.1 Estimated quotation - Prices calculated over the phone are based on information that customer provided to us. However our prices may vary if not detailed inormation has been given to us.  

4.2 Final quote- We reserve the right to amend the initial quotation, should the Client's original requirements change or upon inspection of the property by us. 


5.1 Our Insurance - We are fully insured for public liability and employer’s liability.

5.2 Our Employees - All our emoplyees are fully insured, trained and endeavour to treat your home and / or business with the greatest care.

5.3 Accidental damage - Our accidental damage insurance is subject to an excess of £250. We do provide 50% cover for accidental damage for the first £250. 

5.4 Claims - Claims can be covered by the Company and/or its operatives insurance, only if the damage/breakages are reported within 24hours of the cleaning service visit.


6.1 Contracted / regular cleaning services - Payment will be individually agreed between B & D Cleaning Services and our Client. 

6.2 Non-contracted / one time cleaning services - All outstanding balances for cleaning services carried out are payable by cash, bank transfer or cheque made payable to B & D Cleaning Services Ltd. upon completion of the job on the day of the service. If paying by cheque, a cheque guarantee card is required and the customer will be responsible for all bank and legal charges resulting from a dishonoured cheque.


7.1 Third Parties - The Company shall not be liable for any third parties (this includes pets) or their actions who enter or are present at the Client's premises during the cleaning visit. We cannot be relied on to grant access to the property to any third parties.

7.2 Existing damage - We are not responsible for any existing damage to Clients property in the form of old stains/burns/spillages etc. which cannot be cleaned/removed completely by the cleaning operative using the available industry cleaning methods.

7.3 Sentimental valued items -Items excluded from the cleaning company's liability include: jewellery, antiques, art and items of sentimental value. Refund for items of sentimental or personal value can be made only at it´s current cash value

7.4 Irreplaceable items - The Company requests all irreplaceable items (either monetarily or sentimentally valuable) to be stored away and/or not cleaned by us.

7.5 Task List - For all our services (exclude End of Tenancy, graffiti removal and chewing gum removal) we will not be liable for completing jobs that are not listed on the client's task list.

7.6 Customer´s equipment - We are not liable for any damages caused by faulty cleaning machines, cleaning materials and chemicals provided by the customer.

7.7 High standards - We always do our best to ensure that your appliances are cleaned to a high standard. However, if they have not been cleaned since they were purchased regrettably we will not be liable for ingrained dirt that cannot be removed using chemicalscleaning machines and cleaning materials.

7.8 After Builders - We cannot guarantee After Builders Cleaning service if building work has not finished and there still are people present on site.

7.9 End of Tenancy - We cannot guarantee our End of Tenancy Cleaning service when furniture or any third parties are still present in the property at the time of the cleaning.

7.10 Carpet & Upholstery - We are not liable for the following: 

7.10a Discolouration - We are not liable for any wear or discolouration of fabric that becomes more notable once dirt is removed

7.10b Shrinkage - We will not be liable for the shrinkage of carpets as a result of poor fitting.

7.10c Furniture -We will not be responsible for any damage caused as a result of the Customer placing furniture on a carpet which has not completely dried.

8. Claims

8.1 Notification period -  Customer accepts that claims or complaints of damage, theft or poor service must be reported within 24 hours after completion of the cleaning service.

8.2 Claims after notification period - Claims or complaints will not be accepted after the above 8.1 notification period.  

8.3 In case of damage - If we were found to be liable we will repair the item at its cost. If the item cannot be repaired we will rectify the problem by crediting the customer with the item’s present actual cash value toward a like replacement from us. This liability applies only once the payment for the service has been received.

8.4 Recovery cleaning- Customer agrees to allow us come back to inspect and re-clean any disputed areas and/or items before arranging a third party to carry out cleaning services and/or repairing the damage.

9. Cancellations

9.1 Client Cancellation period - Client may contact us by either email or phone and cancel the scheduled cleaning service up to 48 hours prior to the agreed starting time without facing any fees. 

9.2 Client Cancellation fee  - Client agrees to pay £40 to cover loss of work as a cancellation fee if client cancels or reschedules the date/time of cleaning service less than 48 prior to the scheduled agreement.

9.3 Our cancellation of service - We reserve the right to reschedule a service in case where an accident or any unexpected circumstances happened to our teams.

9.4 Our cancellation discount - We agree with discount £40off from service as a compensation if we reschedule the date/time of cleaning service. 

9.5 Contract agreement cancellation - Our contract agreement can be cancelled at any time upon 28days written notification by either party.
